  • HEMAP - Homeowners Emergency Mortgage Assistance Program

    If you have received an ACT 91, call 717.397.5182 ext. 162 immediately to schedule a HEMAP appointment and bring the required documents with you to the appointment. Our counselors apply for HEMAP assistance on behalf of hundreds of families facing default of their conventional and VA mortgages each year. To be considered for a HEMAP loan, homeowners must:
    • Have an ACT 91 notice of foreclosure
    • Reside in Pennsylvania
    • Suffer from financial hardship through no fault of their own
    • Demonstrate reasonable prospects of resuming normal mortgage payments after HEMAP loan assistance ends.

  • Behind in Your Payments?

    Calling early and before your mortgage goes into default is always the wise choice. Perhaps you missed a mortgage payment due to a medical illness, a loss of income, or some other one-time hardship event beyond your control. We do a budget analysis & recommend actions you can take to get back on schedule, or contact your lender to modify your loan, or work out some other innovative solution with your lender. It's our experience that lenders are often willing to be flexible about repayment of late or missing payments.

    Even though you are in mortgage default there are options available to help you keep your house if that is your wish. They include some of the following:

    1. Loss Mitigation
      For homeowners who are behind on their mortgage Tabor provides counsel on the various work-out options available from your lender:
      • Mortgage modification
      • Special forbearance
      • Pre-foreclosure sale
      • Short Sale
      • Deed-in-lieu.

  • Financial Education Workshops

    <a name="4"><p class="title">Financial Education Workshops</p></a>Tabor's information-based workshops engage participants' common sense and carefully explain terms and procedures, so that participants leave the workshop with increased knowledge to successfully manage their money over the long term. Workshops include:

    3. Making Your Money Work for You
    4. When to Save, When to Borrow, When to Buy
    5. Banking Basics

    The workshops also provide homeowners with information on alternative loan sources, responsibility in signing a loan, how to avoid victimization, and how to deal with a bad loan if currently in one.
